THE REI ROAD MAP

The final objective is to be a buyer and seller of investment real estate, correct? It’s easy to assume this begins with the acquisition of your first property and indeed that is an important milestone. But this journey begins well before that. From the time you begin to consider investing in real estate you will be answering some fundamentally important questions. Many will have already done this intuitively. But the our Roadmap makes sure you don’t leave things out.

As you progress on the journey the steps become increasingly less intuitive and you will find you need an injection of knowledge. This is where our Course library kicks in. We will get you up to speed with the knowledge you need to take each next step. Information and assistance are provided as you go through our Courses and Community. Your first Milestone is completed with you have made all the necessary early decisions and begun to set up your business. The second Milestone is passed when you submit your first offer on a property. It’s not just the knowledge – it’s also the nerves. That’s where our Community can help you out.

Your third HUGE milestone is getting that first offer accepted. At this point we immediately swing into the Contract to Close Part One section, regardless of what other courses you may have completed or are in the middle of. There are other stages and information to take in but Milestone Four happens when you move that first property out of active inventory, either through leasing or the sale of the property.

At this point the bulk of your core courses are finished. There is a growing library of additional resources and courses, but now more focus will be given to repeating the process. After completion of the Core Courses and the completion of five deals, you are qualified to receive the “Professional Real Estate Investor Certification,” which is Milestone 5.

At this point you have the option of pursuing Milestone Six, which is the path toward becoming a Certified Flipping America Coach. When you get here, you’re not just making money from your real estate business but supplementing that income with another income stream – coaching your own clients. If approved, and once you’ve completed the training involved, you will be allowed to bring your own clients into the platform, using our knowledge courses combined with your one-on-one guidance.

REI STAGE 3: IN BUSINESS

Now it’s time for the business of business. Even if you plan to pursue real estate investing part-time, if you are going to own assets or receive income, you will want to create a business entity, possibly two. Don’t rely solely on our suggestions here. Speak with your financial advisor or tax preparation professional if you have one, and consult with a real estate attorney. These two individuals will become a part of your core REI team. In fact you’ll take a quick course on that team in this stage. The REI Team course covers who the positions you should include, how to find and vet them, and how this might impact your bottom line.

MILESTONE 1: EARLY DECISIONS MADE

Milestones on our RoadMap are places where we pause to celebrate your progress. Completion of each milestone takes you that much closer to your destination: real estate investor. And Milestone One comes up rather quickly.

You've made some key decisions. Keep in mind that none of this is set in stone. You may change your mind, your strategy, your tactics, even your asset class as you go. And as you increase your skill set and confidence, you will be able to add other asset classes or revenue streams without discontinuing existing activities. What we've done so far is help you zero in on a place to begin.

STAGE 4: MAKING OFFERS

You will never purchase a property unless you make the offer. We are finally at that point in our journey.

By now you know what you want to buy, and you have a good idea of what it should cost you in order for the investment to be profitable. So, let’s go!

For many, that is easier said than done. At this point, reality hits home and we are about to take that real risk. Your Coaches and Community are here to help you get through and over those nerves. And remember, we have taught you how to create offers with escape clauses, so you can make offers with confidence.

MILESTONE 2: FIRST OFFER MADE

Eventually you are going to buy a property. That’s when you officially graduate from “investor hopeful” to “investor.” Share this in the Community so we can celebrate this Milestone with you. This doesn’t mean the learning stops. If anything, the learning intensifies because now it’s getting real.

STAGE 5: DEEPER UNDERSTANDING

You will be making offers from now on. While this continues and you improve your skills, it’s time to go deeper. This Stage allows you to explore the world of Creative Deal Structures.

MILESTONE 3: FIRST OFFER ACCEPTED

WOO HOO! You’ve had an offer accepted! It’s all going to happen fast now. There are TWO items to complete right now, then you can move on to the next Stage.

The first thing you want to do is schedule a Consultation Call. This call is not free, but if it can save you from making a $40,000 mistake, it’s a no-brainer.

STAGE 6: CONTRACT TO CLOSE, PURCHASE

You have a property under contract. Set aside whatever other course you may have been working on and take the course for this stage: Contract to Close: Purchase. It’s a short course that will explain what’s happening now, what you need to do, and how you need to prepare for the closing.

STAGE 7: REHABBING

You make your money when you buy the property, assuming you bought it for the correct price. But rehab problems can ruin even the best deals.

The real estate investing landscape is littered with the memories and remains of former investors who lost money, friends, their businesses and even marriages because of issues in this stage. 

Rehabbing an investment property requires judicious choices in design, fit, and finish. It also takes a deft hand in the vetting and hiring of contractors.

MILESTONE 4: FIRST PROPERTY MOVES OUT

It may have been a month, it may have been six months or longer, but that first property is now moving out the door. You are either Under Contract to Sell or have placed this property in your rental inventory. That means it’s time to pause on any other courses and consider the materials in Stages 8 and 9.

STAGE 8: CONTRACT TO CLOSE, SALE

You’ve been through quite a bit to get here, but now the property is under contract to sell. Awesome. Did you know that more than half the people who set out to become real estate investors never get this far? I’m happy to report that statistic does not include our FAN members, thanks to the Road Map and the fantastic community support. But it is still QUITE the accomplishment to be here.

STAGE 9: ALTERNATIVE DISPOSITIONS

Selling a property is the most obvious way to make a profit from it. But it’s not the only way. You have a few alternatives and we will consider them in this stage. Occasionally an alternative disposition will be the plan from the beginning, but we admit that we have sometimes used these methods because we couldn’t get the property sold at our price. Knowing your options gives you a Plan B, increases your confidence, and reduces your stress.

MILESTONE 5: PROFESSIONAL REAL ESTATE INVESTOR CERTIFICATION

Professional Real Estate Investor Certification is achieved when you

A: Complete all the Core Courses in the REI Knowledge Roadmap, and

B: Complete five real estate investment transactions.

What does it mean? It means you've learned some things and you've accomplished some things. It communicates to anyone paying attention that you take this seriously and should be taken. seriously. the PREI certification is a badge you can print on your letterhead or on your business card, initials to use after your name in a signature, and a sign of a credible, ethical practitioner.

MILESTONE 6 (OPTIONAL): CERTIFIED REI COACH

Do you have a heart for others and a mind to teach? Have you done at least five real estate deals? Have you been successful as a Flipping America affiliate? If so, you might qualify to become a Certified Flipping America Coach. This is an optional step that includes the ability to earn a significant side income using Flipping America’s training philosophy, content, and resources.
