I was minding my own business at the pool the other day and a young man walked by with a shirt that read “Stop Being Poor.” My first reaction was to be a bit startled, then amused. I thought to myself “he’s inviting a heap of criticism upon himself — I wonder if he can take it?” Then I realized we were at the pool deck of our building in midtown Atlanta and it’s unlikely he would run into any poor people at this venue. 

Of course if we want to see poor people all we need do is step outside the door of our building and start walking in any direction. We won’t go a full block before we come across someone with their hand out, making various claims about their homelessness, joblessness or poverty. 

This show is about real estate and real estate investing, and the subject of poverty is not a happy one. In fact it might be one we prefer not to ever think about. But it is ever with us and should be considered in light of our larger responsibilities to ourselves and the people around us. So later in the show I’m going to tackle the subject and see if I can’t bring it around to a real estate connection somehow.

Topic: Stop Being Poor

The shirt: “Stop Being Poor”. I did some research and learned there was an entire meme on the internet about this. 

  1. Poverty is a choice, especially in the United States of America.
    1. Many are born into poverty and don’t realize the opportunity.
    2. Our role is to present the opportunity, not create dependency.
    3. Anyone can take the next step.
  2. “The poor will always be with you.” -Jesus. Why?
    1. Some (non U.S.) lack any reasonable opportunity. 
    2. Some do not have the ability to lift themselves out. Mental illness or physical disability.
    3. Some are trapped by culture – unaware of the steps out of poverty.
    4. Some are unmotivated. America is a land of opportunity unparalleled in the world and throughout history. It is also a country where you can do absolutely nothing with your life and receive handouts that make your living standard better than much of the rest of the world. Many will choose this. If you’re unmotivated, if you’d rather sleep than work, if you prefer entertainment or fill in the blank with your substance of choice rather than advancing yourself, I’m ok with that. Just don’t complain to me about being poor. And please have the intellectual integrity to stop blaming everyone else.
  3. So what do we do with the poor?
    1. Feed, clothe, and shelter them.
    2. Show them the way out.
    3. Feed, clothe, and shelter even those who choose to remain poor. Why? Because this is how we live out beautiful concepts known as mercy and grace. We have all received mercy and grace and perhaps the most Godlike thing we can actually DO with our lives is to be conduits of mercy and grace. What are mercy and grace? 
      1. Mercy: NOT getting the negative results you deserve.
      2. Grace: Getting positive blessings you don’t and possibly couldn’t deserve.

Anyone hearing my voice right now has the opportunity to do something different with your life, if you want to.  If you think there’s a better life out there and you want it badly, you have the freedom in this country to pursue it. There’s so much more to life than being rich in material things, but if that’s what you want, all you have to do is learn what rich people do and do that. Whatever it is you want to achieve there is almost certainly someone out there whose path you can follow. 

The real question is not whether there is opportunity. The real question is, how badly do you want it? 

What can we do?

  • The people on the street? 
  • The impersonal unknown “poor”
    • Let the state help?
    • Do your bit.
  • The working class poor?
    • Affordable housing
    • Rent with respect for human decency and dignity.

[1:08] My reaction my first reaction was to be a bit startled and then amused and my wife and I chuckled about it and I thought to myself well he’s inviting a heap of criticism about himself I wonder if he can take it

he’s a skinny little kid and didn’t look like you take a whole lot of abuse and it seems kind of courageous for him to be wearing this shirt stop being poor.

Then I realized,

we were on the pool deck at our building in Midtown in Atlanta and it’s unlikely he was going to run into any poor people at this venue and course some of our

friends neighbors and Associates there might start picking on him simply because it seems so rude and insensitive.

But he got kind of watched him walk around and no one seem to bother him no one seemed to any even care now course if we want to see poor,

all we need to do is step outside the door of our building and start walking in any direction we are in downtown Atlanta we won’t go full block before we come across someone with her hand out making various claims about their homelessness.

Joblessness or poverty or their situation.

Now this show is about real estate and real estate investing I don’t want you to think you’ve come to the wrong place we are going to get to the subject to real estate but the subject of poverty is not really a happy one in fact

it’s one that we prefer not to think about it I mean if we’re honest with ourselves but it is ever with us.

[2:37] And should be considered in light of our larger responsibilities to ourselves and the people around us.

[11:30] Booming real estate market yes I know that the market has been booming for a while and we’re all interested in knowing where it’s going and what’s going to happen well my fellow Forbes real estate council member Engel Windsor has

produced an article in Forbes and it’s titled the booms are back in these 25 real estate markets many investors like real estate because of its potential for steady above-average returns.

With only a limited downside risk others are more intrigued by the possibility of a quick strike and a real estate boom holding a property for a short time as values rise head magnifying their return with leverage from the mortgage or other low-cost loan

here’s a little secret folks those of us that had little cash during the bust years of 2008 through 10 we kind of.

Did really well by buying houses super cheap and holding them until just a couple years ago

no cording to this article and it is true blue markets don’t come along very often they haven’t there haven’t been this is an interesting statement he says there haven’t been any since the big crash of 2008

and before that,

they were usually limited to one or two places at a time like Houston in the mid-90s mid-1980s or New York later that decade or Southern California in the early 1990s but booms are back,

some already well underway and a good number in the early stages.

[12:55] Home Building lagged almost everywhere in the last decade while strong economic growth is pumped up demand for housing in many local markets

creating the imbalance that drives a boom and then he goes on to list 25 markets that are

mainly in the early stages of a boo Market even though prices of already been rising at a Brisk pace.

[13:20] These markets are booming and they have some statistics and some measurements that to do I won’t go into here but let me just tell you where the boom markets are if your if you live in one of these areas and we’re on the Aaron some of these and or if you’re thinking about

where can I go and get maximum bang-for-the-buck do you want to go to a booming market now booming markets have

a whole set of risks you have to be paying attention and when the the rate of increase starts coming down you need to sell but for now here you go

Denver Colorado tops the list and then Miami Florida that’s interesting because we’ve seen in certain areas particularly Miami Beach which is a different city,

we seen a little bit of a Slowdown in the rate of sales.

Riverside San Bernardino California San Francisco California Fort Collins Colorado.

[14:12] I believe that’s just outside Denver Tampa st. Pete.

Seattle Washington Charleston South Carolina Los Angeles California Boulder Colorado hey Boulder world are there Salem Oregon.

Phoenix Arizona Oakland California North Port Bradenton Florida that’s just a little bit south of Tampa.

Dallas Texas West Palm Beach Florida San Jose California Reno Nevada Boise City Idaho.

San Diego California Orlando Florida,

Eugene Oregon Sacramento California Asheville North Carolina now I know if you’re listening to the show all the time.

You’re thinking to yourself sounds like the usual.

Well for the last year it has been a lot of these cities and there are a few others that come up on the hot list from time to time some places in Ohio

it’s interesting to me that the last time we did a top 20 hottest Market list there were no cities in Florida.

When you use the analytics that were involved in this research study there’s several Florida cities that make the list.

The thing I like about this is there’s actual statistic data concerning the the selling prices of homes the

the one-year home price changes it important to me the job growth rate and the three-year population growth this study puts together a lot of important statistics to come up with these boom markets in to suggest that.

These are strong markets and you’re going to be strong for the next few years they’re not just guessing the interesting thing that Mr Winger’s Windsor says in the article.

Is

[16:05] They’ve been using this type of metric and monitor for 25 years and it’s been extremely reliable and identifying booms and busts in advance.

[16:17] Okay 25-year history.

So what kind of Investments are you going to be making well you’re going to invest in some rental properties that you’re going to hold for basically three to five years and what you’re going to do is you’re going to watch.

The home price increase.

I’m the right now the home prices are increasing at a rate approaching 10% per year in these booming markets and when it drops down to 5 it’s time to sell.

[16:42] Okay I’ll just giving you the basically the outline of the entire story here but if you want to read the story for yourself we’re going to link to it on their social media it’s a fascinating and quick read and I encourage it strongly.

Now at the same time,

that we’ve got the boom article from Forbes I’ve got a couple of our other articles one from Los Angeles and one from Seattle offering some evidence that those markets are beginning to cool a little bit.

So watch the social media feed and I’ll be linking you to those and and so

if you’re looking at Seattle and or Los Angeles or the Greater Los Angeles area you probably want to take a minute in and consider these articles here’s the other thing

Aziz coastal areas cool they’re kind of the bellwethers and they’re going to indicate

another there going to be the leaders and soon the rest of the country is going to follow.

And I have been saying for over a year that I thought the market was coming slow down now I admitted on the last show and I was admitted again the market hasn’t slowed down like I thought it would and it’s we’re probably going to be.

In the mid 2019 before we finally get back to what we call a balanced Market that is with the three month supply of homes out there and average listing.

At average listings going out you know over 45 days it’s going to be a while the Market’s going to stay hot I guess for the rest of this year based on what we’re seeing right now.

[20:37] We’re back I’m Rodger Blankenship and I teach people how to make money in real estate but for the next few minutes I want to talk about something that just happened I.

I mentioned in the opening that I was minding my own business and this guy walks by out at the pool the other day with the t-shirt on this says stop being poor.

[20:54] So I started to research this after you know,

initial reaction was a little bit of amusement little bit of embarrassment little bit of maybe discomfort I don’t know it seemed a little rude but I thought I’d just thinking about this

can you really just help someone to stop being poor and and that’s all of it,

obviously not but I started doing some research and in over the years.

[21:21] Unless you have known me for a while even prior to this show or even prior to my career in real estate you wouldn’t

possibly know that I was involved in a lot of things that you would characterize as Ministries and we spend some time working with the poor not only in this country but around the world and it has been my

privilege to build homes for the homeless and

Central America and to build an orphanage in South Africa and to be involved in other similar things in multiple countries around the world and so I have some first-hand experience with.

Poverty the issue of property and I’ve done quite a bit of reading on the subject of poverty and compassion and what to do and the one of the best books on the subjects no longer in print but if you can get your hands on this book you should read the book

the tragedy of American compassion it’s thoughtful is detailed.

It’s reasonable the research is rigorous.

And it’s kind of a life-changing book The Tragedy of American compassion by Marvin Alaska.

[22:30] Now back to the T-shirt so I started researching this and I discovered you know I I guess outside of sports I really don’t watch much TV.

And I’m not that tune in the popular culture or even you know what’s happening so much on the internet but there is an entire meme on the internet about this

two people wearing the shirt stop being poor and of course you can buy the shirts just stop being poor and then there is the.

Debate about whether or not you can just decide to stop being poor whether or not poverty is a choice to that end I.

Basically and sharing the result of just a quick web search with you it’s in the show notes for Today Show and it’s also going to post on the social media all the articles that I looked at some of them actually

most of them that I read or not particularly helpful either for or against the idea

the arguments are not necessarily cogent there are even all that sense, but me know I’ll give you something to read.

[23:35] On this subject I still think that you need to read Alaska’s book that’s the best book on the subject but I’m going to make a bold statement here now and I.

Get the I hope it doesn’t offend I realize it may but there’s nothing I can do about that at some point you have to pick a spot and stand on it and here’s my spot

I believe that in the United States of America in this day and age poverty is a choice yes.

I know that people are born into poverty and it was not a choice I understand that we don’t have a choice about where we were born but we do have a choice about where we’re going to end up.

[24:19] All right now before you just turn off and anger right now hear me out okay many are born into poverty and don’t realize that they have an opportunity to get out.

I get it I understand that our role is to present the opportunity.

[24:39] Somebody told me one time and this coming from a Christian perspective somebody told me one time that

you can’t go around rescuing everybody because if you do that you’re basically being Jesus to them but

remember in order to rescue people Jesus had to die on a cross

and so if you’re going to try to rescue everyone then you’re going to have to be prepared to die well and you know that was a little over rotten little dramatic but you know they’re said it was metaphorical and there’s there’s some truth to that our role in this whole situation here,

is not to be a rescuer our role is to present an opportunity.

And at the same time not create dependency and this is part of the premise of the book The Tragedy of American fashion many times.

Meaning well we actually create dependency.

When we present the opportunity we’re really showing people and that anyone can take the next step Okay so.

[25:37] Point number one is poverty is a choice.

[25:41] It is a choice because in this country in the United States of America anyone,

can choose to do something different with their life now I have watched the video where this whole thing came from I watch it multiple times at least in the 32nd by it’s some Porsche left who is a stock broker I don’t remember his name them

want to embarrass you any further if I had to he just kind of stumbled into this with an interview with some guy from The Comedy Channel and he said well

he knows you’re poor just stop being poor.

[26:12] And it would they were having a discussion about the cost of healthcare and I don’t want to get into the Whole Health Care debate because we’re already on One Touch You topic here with that and that is poverty.

He said stop being poor and just so the guy looked at him and his eyes wide and then he said

are you just if you’re forward to stop being bored and the guy said well yeah that’s a good idea

okay that end up getting him fired from his job and then he sued the people that fired him he wasn’t really thinking you know carefully scripted but in the world of today’s

is super sensitive,

media and everybody’s got their triggers out there you have to be pretty much super sensitive and diplomatic about everything you say or just don’t say anything at all cuz you run the risk of

some Overlord somewhere firing you because you offended somebody even if what you said is to Monster Blade true,

so can you just decide to stop being poor and you know the more I think about it the more I realize you can you can just decide to stop being poor.

[27:14] Anyone can take the next step I’m reminded of the words of Jesus himself who said the poor will always be with you

now if there was there’s more to that story and it had to do with the extravagance of a gift that was actually presented to Jesus and and so forth if you just read it on the surface it almost seems like a Cavalier or

uncaring remark but that’s not really how I would characterize it and that’s not how I would characterize what I know about Jesus.

The poor will always be with you is just a statement of fact and so.

Even though this was not a discussion about poverty I want to go a bit with Jesus anyway I wanted to ask a question why why will the poor always be with us,

there’s always going to be poor people and why is that.

[28:07] Well there are a number reasons why there will always be poor people and poverty.

If you look at the research honestly.

Going back to the beginning of the American war on poverty you will see that.

It really hasn’t made much of a difference in terms of relative

poverty that is the percentage of the population that lived in poverty before we started spending billions and trillions of dollars compared to the percentage of the population that live in poverty now however

an honest researcher would have to admit that the definition of poverty has changed and even today’s poor people are doing all right by comparison and those government programs had something to do with that.

It is a sad fact that the poor will always be with us

to the end of time that doesn’t mean that we should do nothing about it it means that there are some things that we should and could do but just know we’re never going to eradicate completely why we’ll talk about that when we get back.

[31:32] And we’re back I’m Rodger Blankenship and I teach people how to make money in real estate and today we’re talking about something that doesn’t seem related real estate were talking about the subject of poverty and.

There is a point to all of this and I will kind of Bring It Around real estate in just a few minutes but

when we went to that break I thought we were asking the question why will there always be poor with us why can we never eradicate poverty and is it really true.

I I don’t think that you can make.

From a government perspective I don’t think that you can make a much more concerted effort than two of the largest countries in the history of Earth have made in the last hundred years what am I talking about,

well first of all the Soviet Union was formed out of a response at out of a desire on the part of the masses at least many of them.

To create and equality of outcome and to lift everyone out of poverty.

[32:31] It didn’t work communism cannot work neither can socialism

because both of them approach the problem with a remarkable naivety about the the human nature itself there is an assumption that everyone wants to lift themselves out and everyone will pull their

equal-weight and and do their fair share and.

[32:57] The great communist experiment that was the Union of Soviet Socialist republics has proven that it doesn’t work but it’s also been proven every time it’s ever been tried that communism and socialism only tends to,

spread the misery around and lower the standard of living for the general population capitalism and free enterprise have done more to lift people out of poverty in to create wealth and opportunity than any other system,

in

history are capitalism and free enterprise Flawless know they have their flaws because human nature itself is flawed sometimes people choose to do the wrong thing.

And that’s going to happen regardless of the.

System of your economy and because of that there is no way to create an equality of outcome ever

and that means they’re always going to be poor even when communism was at its height in the Soviet Union there were there were some people.

Who did well less well than others there was a general level of.

[34:05] Misery and some were more miserable than others.

Okay so let’s let’s just talk about this why will the Jesus said that made the statement and it was almost in passing the poor will always be with you but why will the poor always be with us.

Alright so here are four reasons some black any reasonable opportunity and when you read the

articles about the fact that you know that that kind of argue against poverty being a choice they’re talking about the lack of a limited opportunity I understand that especially.

Outside of the United States I’m not buying it in the US.

The US doesn’t have any natural barriers holding anyone back please are you candy cry.

The racial tension in the situation in the United States you need especially our history and rightfully so of the mistreatment of people from different ethnicities and skin colors of worth.

It is certainly not a part of the systemic culture,

from our government in the United States to discriminate and therefore there is opportunity for everyone in this country.

[35:18] Who is here legally anyway so if you’re in this country I’m not buying if you don’t have an opportunity I do

understand that there are places and I’ve been some of these places around the world where there is just no reasonable opportunity and it takes a rare and.

Significantly determined individual to break that cycle of poverty and some other countries around the world.

[35:44] Have you ever wondered why Mexico is in building a wall to try to keep out the flood of people from America trying to get into Mexico.

[35:52] Just think about that why is it that so many people want to come to this country if you listen to.

Individuals talking about a certain media Outlets talking about the state of our country you would think that we are the great source of evil in the world so why is it that people are doing whatever they can to get here.

Why is that.

[36:16] Well we’ll maybe we’ll talk about that a little bit more later on but right now we’re talkin about poverty so some lack any reasonable opportunity.

[36:26] Next some do not have the ability to lift themselves out.

And I’m talking about people with in this country they just don’t have the ability there maybe mental illness and there may be physical disability they have legitimate reasons for not being able to get out of the Trap of poverty.

[36:45] As I say this is with a certain sense of Pride that I tell you that my own father who is my hero.

In many ways send an example for me when he was 16 years old in a farming accident he lost his right hand below his elbow but you would never know it.

Because of the things that he was determined and absolutely committed to doing I don’t know if you’ve ever operated a track loader but a track loader has two things to do with either hand.

You’re running the throttle in the forward and backward on the left-hand and you’re running the bucket raise lower until the dump on the right hand and there’s two knobs with each and plus you got.

A pedal for each foot and another panel in the middle and so you’re running all the all for these lands at all times and my dad made a living

digging basements was one of those and all he had for a right hand was a hook

and he was bumping and clicking and dumping and click and he made it work so I’m not even buying physical disability.

I’m not giving you a free pass on that even because I’ve watched my dad overcome this disability and make something out of himself

I do understand though that some physical disability is truly disabling and some mental illnesses truly disabling and some of those people are destined

to live in lives of poverty.

[38:11] And my attitude toward them is completely different than it is toward the able-bodied and the strong mind.

[38:20] Some people are trapped by culture this is certainly true this is number three some black number one some like reasonable opportunity number to some don’t have the ability to let themselves out the number three some people are trapped by culture,

they are unaware of the steps out of poverty you look at children who live in the slums in the end the terrible areas in this country they don’t know any different they don’t know any better they might not even really know how bad they have it

and they’re unaware of the steps out of poverty this is where we have a wonderful opportunity to give them to show them a different way.

[38:56] And the 4th is summer unmotivated I hate to bring this up but this is a fact and,

I also believe in there is some research to suggest this that the majority of people who are living in poverty are there because they just lack the motivation to do the things that lift.

You out of poverty America is a land of opportunity unparalleled in the world and throughout history.

It’s also a country where you can do absolutely nothing with your life and receive handouts that make your living standard better than much of the rest of the world.

Frankly many are going to choose this if you are unmotivated if you’d rather sleep than work.

If you prefer entertainment or fill in the blank with the substance of your choice rather than advancing yourself you know what I’m okay with that it’s a free country just don’t complain to me about being poor.

And please have the intellectual Integrity to stop blaming everyone else.

[39:55] When we come back from this break I’m going to answer the question so what do we do with an about the poor.

[40:12] Not too long ago we did a one-day flip starter in Chattanooga Tennessee and low and behold one of my old College friends came out to the event his name is Peter Faulkner and here’s what he had to say about the event.

[40:32] And I was amazed to see what has happened in Rogers Live from the last.

[40:37] Flipping over 800 houses and then this one day training he told how he did it and what the pitfalls the blessings the benefits.

And how to do it and I was so impressed with how well organized and how smooth the training winner today.

You’re tempted or in courage to go go at was not a bad price and if you get a chance to do it even just to consider invest.

I guess we’re also saying stop being poor so we’re just talking about things that you can decide and and change with your state of mind right well it does Begin by changing your state of mind but we’re going to have the poor with us so what do we do about the poor,

what can we do and what should we do well what we can and should do is feed clothes and shelter them.

And I know some of you saying really that sounds a little inconsistent with what you said before isn’t it everyone’s personal responsibility to take care of himself yes it is and some people are not going to do it.

And so we feed clothing shelter them anyway and then the next thing we do is we show them the way out.

[42:07] Okay well what do we do about the people we shown the way out to refuse to take the way out and they just kind of actually they may not ever say it but they prefer to remain poor we feed clothes and shelter them.

[42:19] Really yes we do why.

[42:23] Because this is how we live out beautiful Concepts known as mercy and Grace.

[42:32] We have all received mercy and Grace and perhaps the most god-like thing we can actually do with our lives just to be conduits of mercy and Grace.

What are mercy and Grace well I don’t want to get into a theological discussion here but Mercy basically is not getting the negative results you deserve.

[42:53] You know somebody said to me I’m just not getting the life I deserve when I think about that I say thank God I’m not getting what I deserve that’s Mercy Grace is getting positive blessings you don’t possibly couldn’t deserve.

[43:09] Getting positive blessings you don’t and possibly couldn’t deserve.

[43:15] Anyone hearing my voice right now has the opportunity to do something different with your life if you want to.

[43:23] If you think there’s a better life out there and you wanted badly and you have this then you have the freedom in this country to pursue it if you don’t.

[43:34] Then someone is going to demonstrate mercy and grace to you not because they’re getting anything out of it necessarily and not even because of what you’re getting out of it.

Just because it is the right thing.

[43:50] There’s so much more to life than being rich and material things but if that’s all you want all you have to do is learn what rich people do and do that.

Well how do you learn what rich people do I didn’t get a good education I didn’t go to a good school you know what there’s a free public library not far from you go down to the library and start reading the biographies of the Rich and Famous.

Sooner or later you will connect with someone who Rose from rags to riches and if you’re in rags now just do what they did or follow their footsteps keep working at it and you will figure it out

the real question is not whether there is an opportunity the real question is how badly do you want it.

[44:36] Choke.

We asked the question what can we do you know I mentioned earlier that when you walk outside of our building in Midtown you don’t have to walk very far until you meet someone who is poor there on the street and they’ve got us a sad story to tell what do you do well,

you know if we treated.

These people as kind of a a toll road on the Walk of Life you know just walk down to the drugstore to the convenience store or to a restaurant or.

To the grocery store we walk to a lot of things and if we were driving

every person on the side of the interstate near the exit ramps where we’re going if we treated every one of them as a toll and we had to pay him a dollar it would cost me between 5 and $10 to get anywhere every day of the week.

[45:25] And you know

when I lived out in the suburbs and occasionally you would see somebody staying at the top of the exit ramp and you wanted to toss them a dollar I did live by the the attitude and you know that dollar means a lot more than that does to me

you know I know probably that got their car heading over there in the weeds and they’re out here just making 15 20 bucks an hour.

By begging you can take that cynical approaching and just pass them on by.

[45:53] But it is true the dollar means more to them than it does to us those of us who have been blessed and we’re in in this business or some business I get that,

what do we do about the people on the street that I cost us and talk to us and then sometimes create dangerous situations so we’ve even had,

the murder recently in midtown Atlanta from someone who was actually trying to help a homeless person who I turned out to have a gun.

So what do you do while you have to keep your wits about you and you have to make sure that you’re.

Knowing where your Escape Route is and being careful at all times but I’ll just tell you how Diana and I handle it if someone approaches us and it in once to just ask us for money,

honestly this sounds terrible but we generally ignore them.

Because we live just a few blocks away from homeless shelter there’s nobody needs to get money from us to get water nobody needs to get money from us get food there’s food and water right around the corner just a couple blocks away.

And.

[47:01] I on the other hand if someone sits down and brings an a musical instrument or even if they don’t have an instrument if they sing or or or demonstrated willingness to do something anything.

Will give him money the other day we walk out of a restaurant and we’re going to make the three block walk home and this gentleman walked up to us and started telling his jokes and he called himself the homeless comedian.

And he told two three jokes made us laugh and we gave him money and we don’t know whether he was going to use it for food or drugs or whatever but

he’s out there doing something to try to hustle up a little bit of money that’s just our approach to it we don’t want to be insensitive and we don’t want to ignore the poor.

We also realize we don’t carry enough cash to give everybody that we meet on the streets of Atlanta even a dollar or two.

That’s just the fact of it what do we do about the impersonal unknown for and do you let the state help.

And this is the problem with a lot of welfare programs because people that I know tend to kind of shrug their shoulders and say well you know I pay my taxes and therefore you know

part of that is the welfare state and we’ll just let the state take care of it but you know the states probably not doing.

[48:22] 00 Flawless job.

So if you have an opportunity to do something you don’t do your bit work in a Food Kitchen our church would do visits to the homeless and take food out there.

So what do we do about the working class poor there are number people out there who.

Have you no menial jobs and look you’re not hearing me say that anyone can survive on minimum wage I don’t think the minimum wage was designed to support a household and family and you can’t.

Are there people out there that are honest hard-working people and they’re just having a hard time making ends meet what do we do about this as Real Estate Investors,

we have an opportunity to provide affordable housing when we look at the various things we do and rehabbing houses we can be no tear down houses built expensive one so we can rehab what’s there and sell it for less and make her less and,

I’m not saying that our motives in the decision are entirely charitable sometimes there

we’re motivated by a convenience and load times were motivated by the bottom line we want to put out a product that is usable in the in the community.

[49:35] Honestly sometimes one of the things we think about well if we leave this house is a 2-1 we can sell it for a lower price and that’s going to just create one more affordable

house that people can move into that’s you know we don’t build houses.

So that’s something that we can do to approach this issue but I think.

[49:55] Something we can do a little bit more often is we own rental properties and when we rent the houses out we rent with the respect for human decency and dignity.

[50:07] There plenty of slumlords out there.

[50:10] That’s not us we don’t want to be that way even though we have been treated by some of our tenants.

Sustained and they are the kind of people that deserve to be in the places where the slumlords run that run the rental.

We choose to just continue to truck on doing what we do treating people with decency and dignity even if they don’t deserve it because of that whole mercy and Grace thing there will always be those who take advantage of the less fortunate.

You don’t have to be one of them even to compete with those who are taking.

[53:00] Okay we’re back we’re not going to solve the problem of world

poverty but we can do our bid to solve the poverty issue for someone around us perhaps and you know I’m I actually help lift people out of poverty by showing them what they can do

to get involved in a lucrative career such as real estate investing so I’m happy to be I’ll do my bit in that way.

[53:24] I want to wrap up today with the question from Veronica from Pittsburgh Pennsylvania she says I’m new to this I have my contractor and my funding lined up I just need deals.

What are the top two or three ways you find deals to Fix and Flip glad to talk about it around that we talked about it a lot when I’m happy to answer this question for you

the number one way if you want to fix and flip deals the number one way you should deal with this in a city pretty much anywhere in the US there is,

the club in town that is a real estate investment Association REI group over Ria.

I know that there are a couple of groups there in Pittsburgh that you can join and participate in and when you get there if you have an opportunity that they will usually have something called,

I haves and wants session that’s where you have something that you want to get rid of you don’t want it anymore or you want something that you don’t have and what you want or deals now Veronica I would encourage you to

create an easy-to-remember email address

you know if you have the domain Veronica buys houses.com that’s good you can just be Veronica and Veronica buys houses.com and.

[54:39] I myself use a Gmail address just because it’s easy to remember in the reason I do a separate email addresses I actually now have an acquisitions

team that has access to that email so that the email is coming to that and I see them come in and I also see those emails getting red because my team is taking those emails and here’s what you do you stand up at these meetings during to have some lunch time and you say

hi I’m Veronica I’m a cash buyer and I’m ready to close quickly on your deals if you’re a wholesaler,

send your deals to Veronica and Veronica buys houses.com or whatever your ear your email address is,

you get the idea you want to give them an easy-to-remember email address you don’t even need to get in the phone number they want the phone number they can see you cuz some now send their deals out via text.

But you just go to Every meeting that you can all around the area and you start giving that email out.

And here in Atlanta I get 20 30 emails a day just from that one strategy not all armor deals,

most of them are not deals but we’re able to buy one or two a week just that way okay just that one thing,

that’s something that you can do next thing that you do is jump on Craigslist and look for real estate being sold that’s called a fixer upper or handyman special or something like that.

[56:00] And some of those are actually going to be wholesalers that’s okay

I’m there’s is a technique where wholesalers will go on Craigslist and they’ll post an ad and they might even be a phantom house not sure entirely approve that cuz it’s a little misleading but what they’re doing is your building a buyer’s list they are happy for you to call them

and they want you to call when you call just tell them who you are

they probably want to know what your criteria is what you’re looking for what you want to pay in the area and tell him what your criteria is and I always tell people

I want to be all in and 70% of value if it if the numbers are less than that don’t bother sending it to me but if you got anything that truly works at 70% of arv then.

I once I’m convinced of it I’ll buy it I care I almost don’t care where it is I’ll buy it and so that keeps things coming

it doesn’t filter out all of the bad ones that don’t work because sometimes wholesalers don’t really know what they’re doing and sometimes they just make numbers up to in order to kind of set of formula and they begin with what they’re paying for it,

and how much money they want to make on it and you’re going to begin with what you’re selling it for and what it’s going to cost to fix it

and if your number is going to breathe and you can do a deal it’s still sometimes like looking for a needle in a haystack and back someday it’s like looking for a needle in a stack of needles but.

[57:28] You know if you get enough deals coming to your inbox.

Then sooner or later you’ll have one okay so that’s the top two ways that we do this and we use those in our business right now we do a ton of networking we talk to people everywhere we’ve got other things but we are also just about at a time.

Max from Long Beach California says I want to get into this business I have no money no credit and no experience but I will work hard and I will work for free just to learn can you help me well

maybe Max I don’t know if I can do anything directly for you but I promise you if you’ll get out to a Ria and you say something like that somebody there is going to be willing to help.

To put you to work I have a friend here is very successful in this business that started by just sweeping the floor at job site so we can learn the business and that’s the right attitude my friend and that’s going to take you far if you’re willing to work,

and your work for free just to learn you can learn this business and before you know it you’ll be in the business.
