In the example from number 3 above, the seller tells you they can't take a penny less than $600,000 for it. What do you do?

Pass. It's over the MAO and a lot can go wrong.
Do it. Although it's over the MAO, there is a lot more profit here than in a $150,000 house. You can find some places to cut the budget perhaps but even then, you'll make good money.
